NOTICE OF MORTGAGE FORECLOSURE SALE

THE RIGHT TO VERIFICATION OF THE DEBT AND IDENTITY OF THE ORIGINAL CREDITOR WITHIN THE TIME PROVIDED BY LAW IS NOT AFFECTED BY THIS ACTION.

NOTICE IS HEREBY GIVEN: That default has occurred in the conditions of that certain mortgage dated April 7, 2000 executed by Brian G. Hazelton and Kristine T. Hazelton, husband and wife, as mortgagors, to Norwest Mortgage, Inc., a California corporation, n/k/a Wells Fargo Home Mortgage, Inc., a California corporation, as mortgagee, and filed for record in the Office of the County Recorder, in and for the County of Brown, Minnesota, on April 18, 2000 as Document No. 313451; the original principal amount secured by said mortgage being $78,254.00; that no action or proceeding has been instituted at law to recover the debt secured by said mortgage, or any part thereof; that there has been compliance with all pre-foreclosure notice and acceleration requirements of said mortgage, and/or applicable statutes; that there is claimed to be due upon said mortgage, including interest to the date hereof, the sum of NINETY THOUSAND THREE HUNDRED THIRTY-EIGHT and 90/100 ($90,338.90) DOLLARS and that pursuant to the power of sale therein contained, said mortgage will be foreclosed and the tract(s) of land lying and being in the County of Brown, State of Minnesota, described as follows, to wit:

Lot 1, Block 34, North of Center Street, City of New Ulm, Brown County, Minnesota

will be sold by the sheriff of said county at public auction to the highest bidder on February 10, 2004 at 10:15 A.M., at the main office of the Brown County Sheriff, Law Enforcement Center, 15 South Washington, New Ulm, Minnesota, to pay the debt then secured by said mortgage and taxes, if any actually paid by the mortgagee, on the premises and the costs and disbursements allowed by law. The time allowed by law for redemption by said mortgagor(s), their personal representatives or assigns is six (6) months from the date of sale.

Mortgagors released from financial obligation on the mortgage: none.

"THE TIME ALLOWED BY LAW FOR REDEMPTION BY THE MORTGAGOR, THE MORTGAGOR'S PERSONAL REPRESENTATIVES OR ASSIGNS, MAY BE REDUCED TO FIVE WEEKS IF A JUDICIAL ORDER IS ENTERED UNDER MINNESOTA STATUTES, SECTION 582.032, DETERMINING, AMONG OTHER THINGS, THAT THE MORTGAGED PREMISES ARE IMPROVED WITH A RESIDENTIAL DWELLING OF LESS THAN FIVE UNITS, ARE NOT PROPERTY USED IN AGRICULTURAL PRODUCTION, AND ARE ABANDONED."

Notice is given that an application for informal probate of the Decedent's will dated June 8, 1984, under Minn. Stat. 524.2-513 ("Will"), has been filed with the Registrar. The application has been granted. Notice is also given that the Registrar has informally appointed David C. Ridler whose address is: 5256 Irving Avenue South, Minneapolis, MN 55419-1128 as personal representative of the Estate of the Decedent. Any heir, devisee or other interested person may be entitled to appointment as personal representative or may object to the appointment of the personal representative. Unless objections are filed with the Court (pursuant to Minn. Stat. 524.3-607) and the Court otherwise orders, the personal representative has full power to administer the Estate including, after 30 days from the date of issuance of letters, the power to sell, encumber, lease or distribute real estate. Any objections to the probate of the will or appointment of the Personal Representative must be filed with this Court and will be heard by the Court after the filing of an appropriate petition and proper notice of hearing.

Notice is also given that (subject to Minn. Stat. 524.3-801) all creditors having claims against the Estate are required to present the claims to the personal representative or to the Court Administrator within four months after the date of this Notice or the claims will be barred.
