Date: October 14, 2003. NOTHING IN THIS PUBLISHED NOTICE SHALL IN ANY WAY AFFECT THE CONSUMER'S RIGHT TO DISPUTE AND/OR OBTAIN VALIDATION OF THE DEBT AS SET FORTH IN THE LETTER DATED September 26, 2003. YOU ARE NOTIFIED THAT: 1. Default has occurred in the conditions of the Mortgage dated July 20, 2001, executed by Melissa K. Greer and William A. Greer, wife and husband, as Mortgagors to Independent Realty Capital Corp., as Mortgagee, filed for record on July 27, 2001, as Document No. 320971, in the Office of the County Recorder of Brown County Minnesota, which mortgage was assigned to CitiFinancial Mortgage Company, Inc. by Assignment of Mortgage dated March 24, 2003 and recorded March 26, 2003, as Document No. 333704, in the Office of the County Recorder of Brown County, Minnesota. NOTICE OF MORTGAGE FORECLOSURE SALE
NOTICE IS HEREBY GIVEN, that default has occurred in the conditions of that certain mortgage, dated the 7th day of April, 2000, executed by Kurt C. Larson and Sharon Larson, husband and wife, as mortgagors, to State Bank & Trust Company of New Ulm, n/k/a Valley Bank and Trust Company, as mortgagee, filed for record in the office of the County Recorder in and for the County of Brown, and State of Minnesota, on the 7th day of April, 2000, at 3:30 o'clock p.m., and recorded as Document No. 313289;
That no action or proceeding has been instituted at law to recover the debt secured by said mortgage, or any part thereof; that there has been compliance with all notice provisions and conditions precedent as required by law; and that the mortgagee has elected to declare the entire sum secured by the note and mortgage to be immediately due and payable as provided in the note and mortgage;
